Clugston have worked with Wm. Morrison for over three decades during which time store construction time as halved as construction processes and methods have developed. The York store is constructed on a brownfield site previously occupied by the local council’s waste management facility. A particular feature of the project was the refurbishment of a Grade II listed 117 year old 177 feet high brick chimney associated with the previous use of the site. One of the first Wm. Morrison stores fitted with the new layout and refreshed branding this flagship store occupies 6500m², provides parking for 500 vehicles and incorporates a petrol filling station and car wash.

The York site is located in the Foss Island area just off the city centre and is accessed from a road constructed by Clugston under a separate contract for the developer Keyland Gregory. Prior to construction commencing an existing bus depot, containing asbestos, was carefully demolished. The site was also crossed by a 132kV and nine 11kV electricity cables, a 2.4m concrete storm water culvert, a main trunk sewer and an electricity substation located within the store footprint. Close liaison with the utilities ensured that the nine cables and substation were relocated and the remaining services protected without problem during the construction period.

Close liaison was also required with the occupiers of an existing automotive retail outlet and another contractor constructing retail units to an adjacent site to ensure that trade was not affected and that construction operations for both contractors were unhindered.

The site location, adjacent the River Foss, dictated that the site was lifted by a metre as the site is within the flood plain and that over 1000 piles were driven to support the store. Displacement piles were used to reduce both noise levels and the requirement to transport arising material to landfill. A gas membrane was also laid under the store due to previous use and this material was also used to ‘wrap’ the on 1.8 million litre storm water attenuation tank installed beneath the car park.
