This project is Clugstonʼs fourth design and build project on this 200 acre development at Redhouse Interchange near Doncaster that will provide a current total of 1.2 million ft² of space with a value of £34 million. A further £1m office project has also been designed and constructed by Clugston on the park. Clugston were responsible for the £3 million design and construct infrastructure to the development including a roundabout junction on to the busy A638 that connects to the A1 trunk road. This infrastructure has been adopted by the local authority.

The 260,000 ft² speculative unit is to be constructed on an area of the development that is subject to an archaeological brief and Clugston are working closely with the archaeologists during the site strip and bulk excavation operations. The project has been designed to ensure that, by ʻcut and fillʼ and other measures, no excavated material leaves the site contributing to environmental sustainability.

The unit will be constructed over four 32m portal frames, 14.5m to eaves, clad with twin skinned profiled steel sheeting and roofing with composite panels providing interest around the office areas. The floorslab is to Category FM2 Special and will be steel fibre reinforced and cast in 45m x 45m bays. The 25,000 ft² office accommodation will be over two floors with metal permanent decking providing the formwork for the concrete first floor.

The 85,000 ft² of external concrete yard will cover two water attenuation tanks that will store 750,000 litres of runoff water. Car parking for around 150 vehicles will be provided and the site will be protected by a gatehouse and fencing to the full perimeter.
